The Proposals

The proposals embrace the latest thinking in terms of mixed-use development and the project is taking a genuinely user-orientated approach in setting a brief to meet the needs of the working Londoners who will be the future occupiers.

New Workspace

As the site falls within the City Fringe Opportunity Area and a Priority Employment Area, our proposals aim to maximise the employment potential of the site whilst also delivering new homes within Hackney.

Specifically, our proposals will deliver:

Circa 3,700 sqm of commercial floorspace

Flexible workspace to accommodate a range of businesses including start-ups, small-medium enterprises and established organisations

A mix of mange office space, light industrial space, co-working space and communal facilities

The commercial space will occupy the lower ground, ground and first floor of the proposals, adding vitality to this part of Kingsland Road.

New Homes

The proposals will deliver 121 much needed new homes in the form of co-living units which will be for rent. The homes will be located on the second to the sixth floor of the proposals

The average floorplate will contain 26 co-living homes with shared amenity space on each floor. The shared amenities will include:

  • Kitchens
  • Dining Spaces
  • Lounges
  • Laundry facilities
  • Study Areas

Pause will also deliver shared amenities for the whole building, including a gym, wellness area and cinema room.
